RetroFIT+: Replacing Aging Actuators for Better HVAC Control

Actuators are small devices with a big impact on HVAC performance. When they are working properly, they help dampers and control valves respond to the control sequence and maintain airflow, ventilation, economizer operation, and overall system performance. When they age or fail, the symptoms can show up as comfort complaints, poor ventilation, unnecessary energy use, or hours of troubleshooting.

That makes actuator replacement a practical retrofit opportunity that can deliver meaningful improvements without requiring a full system overhaul. Building owners and facility teams can take a proactive approach, replacing aging actuators before total failure to restore more reliable control, improve visibility through the BMS, and modernize older pneumatic or outdated electronic devices.

Signs of Aging Equipment

Aging actuators in an HVAC system do not typically fail all at once. In many cases, they gradually lose performance. A damper or control valve may move slowly, fail to reach its commanded position, drift, hunt, or respond inconsistently. Linkages may loosen, gears may wear, housings may crack, and spring return functions may become unreliable.
