Pressure-independent valves deliver comfort and savings.
Kielo Mattilanniemi 6–8 is a contemporary and highly regarded office property situated in a premium location along the shores of Lake Jyväsjärvi. The site underwent an extensive HVAC system renovation designed to improve energy efficiency and deliver exceptional working conditions for its tenants. The project was implemented by Are, incorporating Belimo’s mechanical pressure-independent valves.
“We decided on the renovation for this property because the old zone valves in the cooling network had reached the end of their lifecycle. Our goal was to offer tenants improved working conditions while achieving savings in the property’s operational and maintenance costs,” explains Harri Kokkonen, Property Service Manager at KIELO.
The renovation utilized new technology to complete the work swiftly while minimizing disruptions to tenants. The decision to use Belimo’s mechanical pressure-independent valves proved to be the right solution.
“This was a renovation of an existing cooling network. At the beginning of the project, we assessed how a pressure-independent system would suit the property and what factors needed to be considered during implementation. For example, handling existing line balancing valves and sizing the new valves were key questions for which we received valuable answers from Belimo,” notes Matti Välitalo, Project Manager at Are.
While the initial purchase cost of the product is slightly higher than traditional solutions, it generates significant long-term savings for the property. The air-bubble-tight valves reduce energy waste and improve conditions for tenants.
From the contractor’s perspective, Matti is pleased with the quality, delivery reliability, and sustainability of Belimo’s products. The pressure-independent valves not only delivered on their promises in terms of technology but also contributed to optimizing the building’s energy use.
“Network balancing becomes faster as the mechanical pressure-independent valves handle it autonomously. While the initial purchase cost of the product is slightly higher than traditional solutions, it generates significant long-term savings for the property. The air-bubble-tight valves reduce energy waste and improve conditions for tenants. I can wholeheartedly recommend Belimo, as they offer high-quality products for water, air, and energy measurement,” Matti concludes.
For Kielo, sustainability is a key value, and the long service life and energy efficiency of Belimo’s products align with the company’s goals. Harri Kokkonen is satisfied with the project’s outcome and the seamless collaboration with Are and Belimo.
“The mechanical pressure-independent valves have performed excellently in the renovation project, and we haven’t received any complaints about the cooling. The improvements in energy efficiency and tenant conditions are significant benefits we achieved through this initiative. Moreover, the cooperation with Are and Belimo has been smooth – both are reliable partners, and it’s been a pleasure working with them,” Harri summarizes.
