Belimo Solutions Modernise the HVAC Systems of Opetustalo in Helsinki
Kiinteistö Oy Opetustalo has modernised the HVAC systems of its educational properties located in Pasila, Helsinki, using Belimo solutions. More than 40 Belimo Energy Valves have been installed to improve the buildings’ energy efficiency, controllability and indoor environmental conditions.
“Our property portfolio consists of two educational buildings, Helia-talo and SLK-talo. At SLK-talo, on the Business College side, the need for comprehensive refurbishment was more extensive, whereas at Helia-talo, serving Haaga-Helia University of Applied Sciences, the focus was on modernising the heating system,” explains Simo Sirenne, Property Director at Kiinteistö Oy Opetustalo.

Focus on an intelligent and energy-efficient overall solution
The partial refurbishment of the domestic water and HVAC systems at SLK-talo, along with the heating system modernisation at Helia-talo, were renovation projects carried out in accordance with the buildings’ long-term maintenance plan, targeting systems that had reached the end of their technical service life.
“In refurbishment projects, we always evaluate energy efficiency, system modernisation and environmental responsibility. In both buildings, the scope went beyond purely technical repairs to include system upgrades. Cooperation during the project was very smooth, and Belimo’s technical team managed all Energy Valve-related solutions professionally and efficiently,” Sirenne states.

Long-term operational experience guided the selection
Belimo products were already well known to Kiinteistö Oy Opetustalo. Belimo devices had been used in the buildings for many years, for example in chilled beam control and ventilation applications.
“We have extensive experience with Belimo actuators and damper motors across various systems, and they have proven to be reliable and operationally robust. For a property company, energy efficiency, sustainability and high-quality indoor conditions are key values. The long service life, reliability and energy performance of Belimo products support these objectives exceptionally well. The Energy Valve was therefore a natural and well-justified choice for the system modernisation,” Sirenne explains.
Data-driven heating improves energy efficiency and indoor conditions
The objective of the project was to leverage façade-specific controllability and a data-driven, predictive heating strategy. This approach enables improved energy efficiency while ensuring enhanced indoor comfort for tenants.

Financial support from the Belimo Climate Foundation enabled Kiinteistö Oy Opetustalo to take its energy efficiency initiatives further than would otherwise have been possible. Investments could be directed towards solutions delivering significant emissions reductions and supporting the long-term sustainability strategy of the property portfolio.
