A model of circularity

ZIN is the redevelopment project of the site where the WTC 1 and 2 buildings once stood, near Brussels-North station. This highly innovative, multifunctional project has an above-ground surface area of approximately 110,000 m², including 75,000 m² of office space, 14,000 m² of residential space, 240 hotel rooms, and areas for sports, leisure, hospitality, and retail.

With its design based on circularity, the environmental impact is minimized, and the building is nearly energy neutral.

By preserving large portions of the existing building, 16,000m³ of concrete was saved, along with another 50,000m³ for the existing basement. Additionally, a total of 30,000 tons of concrete was dismantled and reused. This is truly a Cradle-to-Cradle certified project.

Approximately 70,000 m² of office space is leased by the Flemish government, while the remaining 5,000 m² is available for rent, with a separate entrance and private terraces.

Thanks to the long-standing collaboration with Belimo, VMA was able to rely on our expertise, both in design, execution, and aftercare.

Smart technology in the "Green Office".

The Office Base in the Austrian city of Bad Vöslau is a multi-purpose building that combines flexible office spaces, catering facilities and a motel over a total area of 7000 m². Thanks to its wide range of possible uses, this innovative building complex provides tenants flexible work design options. Meeting and communication areas are complemented by integrated catering facilities and an adjacent motel. Shared services, such as renting meeting rooms or using the restaurant area for company events, for example, are just one part this real estate project's carefully thought-out overall concept. Compliance with the latest energy efficiency and comfort standards has also been incorporated into the building design: Transparent energy management is achieved through efficient and reliable Belimo components, such as Energy Valves and pressure-independent 6-way zone valves. Their presence makes it possible to heat and chill the rooms in the Office Base cost-effectively while ensuring optimum user comfort.

Energy efficiency? Not only on paper.

The founding of the paper factory in Cham (Switzerland) dates back almost 400 years. An urban residential and working district is being established as part of a comprehensive modernisation project on the grounds of the old factory. The mix of listed existing and ultra-modern new buildings offers 1,000 flats and various commercial spaces for up to 1,000 workplaces. The site's development includes an innovative and sustainable energy generation system with two energy sources, i.e. geothermal energy and river water. The site's own district heating and cooling network ensures a CO2-neutral energy supply. As part of the project, the buildings' HVAC systems have been equipped with intelligent components from Belimo to ensure maximum energy efficiency and outstanding indoor air quality. Alfacel AG was responsible for the building automation planning and concept development. MST Systemtechnik AG performed system integration.

Retrofit in the limelight – small investments enhance energy efficiency and room comfort.

The Scala in Wetzikon (Switzerland) is a vibrant meeting place for artists and cultural professionals located in an inn that was built in 1583. In addition to the event location, the Scala also includes a bar and a restaurant. A variety of circumstances made energy-efficient operation and maintaining a comfortable room climate difficult. In winter, for example, room temperatures were often low due to an outdated ventilation system and defective volumetric flow controllers. Furthermore, the no longer intact run-around coil heat recovery system and a defective valve prevented efficient heat recovery. Manual readjustment of the ventilation system was frequently necessary, which led to uncoordinated and inefficient settings. The solution? A minimally invasive retrofit of the HVAC systems in the building with intelligent components from Belimo, which preserved the historic building while equipping it with suitable, efficient, and intelligent ventilation control.

Wood Hub is one of the most ambitious buildings in the Benelux countries in terms of energy performance and carbon footprint.

The multi-disciplinary industrial group comprised of CFE, BPI Real Estate, the BPC Group, and Wood Shapers have pooled together their expertise to build their new headquarters in Auderghem. Wood Hub, a highly sustainable, innovative, and welcoming 18,300 square foot office building, built by and for Group and company employees.
VMA, also part of CFE, provided the special technologies required.

Thanks to an intelligent combination of sustainable wood resources and its concrete structure, the building enjoys a very low carbon footprint while also boasting BREEAM Outstanding and WELL Platinum certification. With nearly 300 photovoltaic solar panels and geothermal power, the office is virtually self-sufficient in terms of energy.
In addition to the offices, there is an atrium with co-working spaces on the ground floor and a number of wellness areas. 
The green roof terrace is also an ideal place to encourage synergies and human interaction.

VMA took care of the entire technical installation as well as the Smart Building software (VMANAGER) using a multitude of motorized 2-way valves, 3-way valves, and pressure-independent 6-way valves from Belimo.

At the epicentre of intelligent building automation – A showcase project for learning and experiencing.

As a specialist for intelligent building automation solutions, Loxone has been supporting specialist planners, architects and building owners in the implementation of their building projects since 2009. With the help of its more than 25,000 partners worldwide, Loxone has already implemented more than 250,000 projects. Founded in 2009 in Kollerschlag, Austria, the company's mission is to use automation to create more energy-efficient, comfortable and safe buildings. Built in 2023 in the same place the company itself was founded, the purpose of the Loxone Campus is to make it possible to experience the building automation of tomorrow, today. The 15-hectare complex includes a hotel with a wellness centre, an auditorium, a restaurant, multiple office spaces and warehouses. It shows visitors what working and living may look like in the future. The entire heating, cooling and ventilation of the Loxone Campus was also designed to be automated and demand-controlled, which is why numerous communicative HVAC components from Belimo were used. The Belimo Tree and Air interfaces enable seamless integration of the devices.

Supporting sustainability with energy-efficient solutions

The history of St. James’s University Hospital in Leeds (United Kingdom) dates back to the 19th century. In 1970, the healthcare facility was transformed into a university hospital and expanded over the decades, becoming reputedly the largest teaching hospital in Europe.

In 2023, the Centre for Laboratory Medicine (CfLM), a state-of-the-art pathology facility, was added to the hospital. Equipped with cutting-edge technology, the new laboratory is designed to provide faster, more routine, and specialist testing.

Various field devices from Belimo ensure the energy-efficient operation of the building’s heating, ventilation, and air conditioning systems, as well as optimal indoor air quality—particularly important in healthcare and research facilities. Together with Westminster Controls, a smooth and efficient system integration was ensured.

Energy efficiency thanks to renewable energies.

From a historic factory building to one of the most modern and sustainable car centresin Switzerland: The new flagship store of the second-generation Swiss family business "Kenny's Auto-Center" covers more than 6,200 m² and includes a large workshop, a modern showroom and an in-house café. The building, which opened in 2022, is designed to be CO2-neutral and will be powered by geothermal probes and a 2,000 m² solar installation. The latter has a peak output of 500 kWp and, in addition to powering the building, will also supply the energy needs of 30 vehicle charging stations by producing excess energy during the summer months and feeding it into electric vehicles.

Belimo supplied a range of products for the HVAC systems in the flagship store, including electronic pressure-independent control valves, zone valves and duct sensors, which, thanks to factory parametrisation and connectivity, reduced installation time to a minimum. The HVAC design was carried out by Virtuos 3D Modelling AG and the system integration by gatec AG.

The future of building technology is data-based.

The Salzburg University of Applied Sciences (FH) was founded in 1995 and offers a variety of bachelor's and master's degree programs for more than 3,000 students annually. In 2021, the Salzburg University of Applied Sciences implemented the Twin²Sim research project at the Kuchl campus. Twin²Sim represents the largest research investment made by the Salzburg University of Applied Sciences since its founding. Consisting of a test bench, several test rooms, and a multifunctional laboratory, Twin²Sim offers researchers in construction and building technology unique research and practical opportunities.

A number of different Belimo devices are installed at Twin²Sim, including pressure-independent characterised control valves (PIQCV), pressure-independent 6-way control valves (EPIV), and flow sensors. This installation is used to research heating and cooling systems under different conditions and with the use of different facades. TB D+H carried out the HVAC planning for this project, and the MCR planning was the responsibility of TB Novias, and R+S Systems GmbH supervised system integration.

CM Hasselt concentrates six offices in one energy-efficient head office at the Kanaalkom in Hasselt

The local services of Belgium's largest health insurance fund were spread across six outdated offices in Hasselt. The new head office is a very accessible building with lots of light and plenty of space where it is pleasant to work. With its 16,500 m², the building accommodates offices, a childcare center, a restaurant and some commercial spaces. The entire project cost about 35 million euros.

The modular design of four interconnected volumes allows for easy future adjustments. This allows CM to rent or sell different parts of the building.

The HVAC company Imtech has also taken this modularity into account. The fossil-free installation with heat pumps provides both heating and cooling, while the solar panels provide the necessary electrical energy. The more than 250 climate ceilings can be controlled individually with EPIV 6-way valves that were pre-programmed and addressed by Belimo. This resulted in significant time savings during installation. The Belimo Energy Valves regulate the correct energy flows and at the same time transparently monitor each consumption.
Imtech also made the ventilation system efficient and safe with Belimo (fire) damper drives.

Collège Laval a Class Act Continues to Make a Big Impact on Unparalleled Education

Collège Laval maintains an unparalleled quality of education by taking the health of its students and staff very seriously. By installing 115 smart room sensors within the college, it is now possible to precisely detect air quality in real-time, even from a smartphone. To achieve this, the college staff worked together with Immotik, a distributor, installer, and integrator of BACnet products, to select and install a network of sensors in the six wings of the college. Every sensor can be scanned quickly and easily to access data in real-time, without prior calibration, via the Belimo Assistant App and a smartphone. It also allows field adjustment, commissioning, and troubleshooting even without power.

Belimo Helps Trane Technologies Streamline Sensor Installation and Commissioning

Built in 1999 and located in Madison, Alabama, Heritage Elementary School serves grades K-5 and enrolls more than 800 students. In 2021, Trane Technologies’ Huntsville, Alabama branch was contracted to overhaul the school’s existing building automation systems (BAS) as part of an overall HVAC system renovation and upgrade. The scope of work included replacing 73 water source heat pumps, adding an additional hot water boiler, hot water circulating pump, and upgrading the existing control system. As part of the project, Trane also needed to install 79 new temperature and humidity sensors – one for each heat pump and six additional sensors for make-up air units. Due to time constraints and the need to minimize potential rework caused by sensor failures, they turned to Belimo.

Modern workspaces with optimum room comfort.

Since 1987, Belimo's headquarters have been located in Hinwil in the canton of Zurich (Switzerland). The original building, which Belimo moved into twelve years after it was founded, has had extensions added to it over time as the company has grown, and was remodelled shortly after the turn of the millennium. It houses offices, workshops, storage rooms and laboratories as well as an Experience Center. On the top floor of the building - in the "Belimo Atrium" - the offices of the Finance and Business Services division are located across 1,000 m². The increasing number of employees required an increase in the number of workstations. At the same time, the general building technology was to be renewed. As a consequence, a comprehensive renovation project was launched. One of the aims of the total refurbishment of the floor was to provide employees with a state-of-the-art office that offers excellent room comfort at all times thanks to smart design and heating, ventilation and air conditioning as required. The building technology was planned by Jobst Willers AG, and the system integration was carried out by Demont Engineering GmbH.

Belimo Room Sensors helped Smart Building Solutions (SBS) meet demanding requirements for both aesthetics and functionality

545wyn is a first Class A office building in Wynwood. Gensler designed the building with three purposeful goals: 1) to elevate and cultivate Miami's standard office experience, 2) authentically reproduce Wynwood's vibrancy, and 3) to engage with the Wynwood neighborhood¹. Miami-based Smart Building Solutions (SBS) was tasked with designing the entire building's HVAC control and automation system. Aesthetics was another critical factor. In keeping with the owner and architect's vision, SBS wanted any control device visible to tenants to be low-profile and blend in seamlessly with the interior design.

Riding the Tide of Climate Change.

One of the biggest challenges facing the construction industry is to create climate- resistant solutions with maximum energy efficiency. An outstanding example is the Floating Office (FOR) in Rotterdam, designed and realised by the Powerhouse Company. The building was built on 15 concrete blocks that allow it to float on the Meuse River and uses the river's water for heating and cooling. The FOR aims to reflect the values of its primary tenant, the Global Center of Adaptation (GCA), an organisation that promotes environmentally friendly technologies and encourages a climate-centred approach to planning and investment phases. HVAC systems account for a large portion of the building's energy consumption, which is why Powerhouse chose to work with Belimo. Together with Powerhouse and the Roodenburg Groep, responsible for the installation, we managed to ensure optimum room comfort throughout the building at all times with the help of demand-controlled use of energy. In doing so, we helped make FOR the world's first carbon-neutral floating office.

The architecture of tomorrow: Efficient energy utilization thanks to smart building technology.

In order to test new technologies, materials and systems in the areas of construction and architecture, without risk and under real-life conditions, the Swiss research institutes Empa and Eawag founded «NEST» (Next Evolution in Sustainable Building Technologies), the modular research and innovation building, in 2016. At NEST, various partners in close cooperation with the fields of economics, research under continuous development resource-friendly and energy-efficient building construction
and energy solutions.

Belimo Butterfly Valves and Flow Meters provide Enhanced Visibility and Precise Control.

Over its nearly 50-year history, the 3,000+ seat arena has undergone several renovations to ensure its facilities are state-of-the-art. One of the more recent upgrade projects was aimed at improving the efficiency of the chiller system responsible for maintaining the temperature of the ice. The scope of work involved a complete overhaul of the chiller plant. Belimo played a critical role in the project – supplying ultrasonic flow meters and butterfly valves, which enabled enhanced visibility and accurate flow control. 

Save 1,080 metric tons of CO₂ in three months.

As part of a Belimo RetroFIT+ project, the plant of an international automotive manufacturer was retrofitted with Belimo Energy Valves to optimise interior comfort and to reduce the plant's CO₂ emissions. The first successes were achieved just three months after commissioning: Compared to the first three months of the previous year, 934,000 Sm³ of natural gas were saved, and 1,080 metric tons of CO₂ emissions were avoided.

Smoke control for escape and rescue routes in existing buildings.

The development in the Tscharnergut district of Bern was the largest housing project in Switzerland at the end of the 1950s. As part of a comprehensive refurbishment of the property, so-called pressure differential systems (PDS) have been installed in three of the four occupied twenty-storey buildings since the end of March 2021.

A PDS is a technical device that is permanently installed in buildings. In case of fire, it has the task of keeping escape and rescue routes – e.g. stairwells or fire brigade lift shafts – smoke-free by means of controlled overpressure.

The requirements of the client were optimally fulfilled through the use of Belimo products. The client was FAMBAU Genossenschaft Bern, the PDS consulting engineer was the Enfors AG company in Sempach. Hautle Anderegg und Partner AG was responsible for the  execution planning and the implementation of the fire protection concept.

Interactive learning with state-of-the-art HVAC technology.

ROVC is the Dutch market leader for further education of technical experts from industry and the maritime sector. Over 15,000 professionals are trained annually in Rotterdam, Helmond and Ede. The training centre in Ede was built in 2021 and is equipped with state-of-the-art technology from the fields of energy, building management and air conditioning. It encompasses 7,100 m², of which 3,000 m² are used just for practical training. 18 classrooms, a canteen and several offices are also located in the new building. Unique educational opportunities are offered here, especially for training in the HVAC sector: For example, the building has seven different modern air conditioning systems, including a CHP (combined heat and power) system, an air-to-water heat pump and a VRF (Variable Refrigerant Flow) system. These give trainees the opportunity to see, feel and experience state-ofthe-art HVAC technology. As a partner of ROVC, Belimo provided a total of 679 field devices and supports the training centre in optimally preparing the specialists of tomorrow to plan and implement efficient HVAC solutions.

Emch+Berger ImmoConsult AG is a company of the Emch+Berger Group, which was founded in 1953. Its subsidiaries across Switzerland offer services for planning, consultation and management of real estate. In late 2020, the company acquired new office space on Seebahnstrasse in Zurich. Thanks to the complete, newly installed ventilation and cooling systems, employees can look forward to a comfortable room climate. The project was planned by Emch+Berger ImmoConsult AG, and Hiltag AG from Bäretswil was the system integrator.

Founded in 1962, Läderach (Schweiz) AG is a family-run chocolatier in its third generation. Its latest prestigious project is the «House of Läderach», built next to the company’s production facility in Bilten, which was constructed in 2012. The House of Läderach offers a world of experience consisting of a live production facility, a shop, a café, a three-meter-high chocolate fountain and interactive guided tours. The new building also houses several event rooms, individual offices as well as open-plan offices.

Therefore, when AR Bygg, a company based in the north of Sweden (Umeå), asked us if we would contribute our expertise to a smaller residential development, we were very excited about this unique project.

After more than 20 years in Altenrhein, in 2020 Stadler moved to a newly built factory and competence centre for double-decker multiple unit trains in St. Margrethen. On an area of around 35,000 square meters, nearly 850 employees develop, manufacture and assemble trains, trams, rolling stock and passenger carriages for the Swiss and international markets. In an additional 5,000 square meters of office space, around 500 employees carry out development work and support Stadler throughout the company in the areas of calculations and approvals.

Patient rooms with quickly adaptable room climate using Belimo products.

Serious illnesses and injuries place high demands not only on the personnel and infrastructure of a hospital. In particular, patients are faced with the major challenge of long stays and extensive treatments.
The University Hospital Zurich (USZ) has always been a leader in the treatment of burn injuries and was able to further strengthen its position by opening the new «SUED2» building. Among other things, it is equipped with a specialised clinic for the treatment of burn victims, which offers the highest degree of comfort for patients through the use of Belimo products and also makes longer stays in the clinic more pleasant. The building was planned and designed by the USZ Real Estate Directorate in collaboration with the Canton of Zurich Construction Directorate. The HVAC installation was planned by Hochstrasser Glaus & Partner Consulting AG, system integrator was Burkhalter Technics AG.

Reliable sensor technology ensures smooth system operation.

In August 2019, the Swiss Institute for Translational and Entrepreneurial Medicine (sitem-insel) in the Berner Insel district was opened after a construction period of almost two and a half years. This site should further strengthen Berne as a leading  medical location with international appeal. The main objective of the research  and innovation centre is the transfer of scientific findings from basic research  and industrial developments into clinical applications.

Over 800 Belimo components were installed in the gold award-winning new building from Scott Sports.

In spring 2019, the Swiss sporting goods manufacturer Scott Sports moved into a new office building at its headquarters in Givisiez. The striking, prestigious building offers over 26,000 square meters of space for 600 employees. The centrepiece is a light-flooded atrium with vertical wooden slats. Another eye-catcher are the filigree sun protection sails made of anodised aluminium on the facade. The architectural firm Itten+Brechbühl received the Gold Prize of the Swiss Arc Award in 2017 for the Open BIM process.

Belimo Sensors Help Streamline Healthcare Facility Upgrades

Established in 2001, this publicly funded healthcare service provider is responsible for delivering health-related services to over 740,000 people across the southern interior region of British Columbia, Canada. The project involved switching from pneumatic to direct digital controls (DDC) to improve efficiency and modernize the building automation system (BAS). In total, Belimo supplied Houle with over 500 products for the building upgrades, including 339 sensors (temperature, pressure, humidity, CO2), 94 damper actuators, 77 universal global valve linkage retrofit kits, and 22 larger globe valves.The use of Belimo’s air differential pressure sensors helped save the owner $16,800 in upfront costs.

Reducing energy consumption and harmful emissions

It is not just the rising energy prices that is making heat recovery increasingly interesting for companies. Hagl GmbH in Gütlsdorf / Attenkirchen, which has been operating successfully for over 25 years in the sheet metal and metal processing sector with 130 employees, has shown the courage to embrace new ideas in its use of alternative energy sources and improving energy efficiency. For example, it has already installed a well system with a heat pump, a photovoltaic system, hot-water generation via an evaporation rig cast into the baseplate and built a wall heating system for heating and cooling. The latest project at Hagl is the heat recovery system on the hydraulic presses to heat the company buildings. The Belimo Energy Valve™ is largely responsible for ensuring that the volumetric flows, supply and return temperatures and energy recovery on the presses can be regulated, recorded and evaluated.

Sustainability from the depths with Belimo field devices.

The HUG baked goods group is known for its fine, high-quality baked goods and stands for sustainability and Swissness with its brands HUG, DAR-VIDA and Wernli.

In 2020, the starting signal was given for the merger of the production sites ofWERNLI in Trimbach and HUG in Malters with the new "Backhaus" building in Malters. In this generational project, it was very important to the company to achieve ecological improvements in connection with production. Belimo field devices made an important contribution to this.

Ensuring a safe and healthy environment where it is needed most.

To improve the health infrastructure in Türkiye, two state-of-the-art hospitals were built in two large metropolitan regions of the country, Izmir and Kocaeli. The Izmir Hospital consists of eight buildings with an indoor area of 633,020 m² and 2,060 hospital beds. The Kocaeli hospital, consisting of four buildings, has a total indoor area of 383,397 m² and is equipped with 1,207 beds. Hospitals are among the most critical facilities for heating, cooling, and ventilation. Consequently, it is crucial to maintain optimal indoor air quality and maximum reliability for HVAC systems at all times. To ensure this, Belimo provided more than 20,000 sensors to monitor and control nearly every area of the two hospitals. Belimo VAV actuators help maintain each zone's required indoor air quality in the two facilities. At the same time, our fire damper actuators and smoke control damper actuators ensure maximum safety in case of a fire.

Supplying quality air and comfort to the virtual world.

“We need accurate sensors with rapid response times to safeguard indoor air quality for all the players,” said Pang Yong, General Manager of Wuji Industrial - contractor of the first virtual reality (VR) theme park in South China.

With over one hundred sensors and Energy Valves, Belimo developed a state-of-the-art HVAC solution to dynamically compensate for the ever-changing volume of people and to provide reliable control of the air quality and thermal comfort in every room, on every level.

Opened in April 2018, the Mission Event Center is a 40,000 square feet, state-of-the-art commercial space located in the thriving city of Mission, Texas. To help enable this energy-saving functionality, the HVAC controls contractor for Mission Event Center, Climatec, turned to Belimo. Climatec selected Belimo to supply multiple products for the HVAC system at the facility, including 25 Variable Air Volume (VAV) damper actuators and two chilled water butterfly isolation valves. Sensors were also provided, including CO2, air temperature, humidity, and water temperature.

Seamless energy monitoring in the "Flagship" of the Lenzerheide

The new Motta Hut is the hub for hungry and thirsty snow sports enthusiasts.

The slopes and ski lifts in the Arosa Lenzerheide ski resort had just barely shut down in 2017 before the bulldozers moved in to tear down the old Motta Hut. The new flagship project had to be ready by the start of the 2017/2018 ski season. The new Motta Hut has room inside for 120 people and outside for 240 more on its ample, multi-level sun terrace. The innovative timber-frame construction ensures a rustic, yet modern ambiance, both inside and out. This makes the new ski restaurant an international flagship and an experience for every snow sport enthusiast. To ensure that the restaurant operators would be able to take care of their guests, a HVAC system with the maximum amount of automation was once again selected for the Motta Hut. As with other projects, the plant was also equipped with Belimo products. The new sensor product range attracted just as much attention as the Belimo Energy Valve™ with Cloud connection.

The headquarters of the Swiss subsidiary, founded in 1981, accommodates 80 employees and was built in 1997 to high technical standards. Twenty-five years after commissioning the building, the HVAC systems were due for a significant upgrade to enable more energy-efficient operation and provide excellent indoor comfort for employees. With various project participants, Belimo supported Phoenix Contact in realising this vision using intelligent and energy-efficient field devices. The result: Communicative systems, transparent energy flows, and controlled operation for optimal indoor air quality at all times.

How the differential pressure switch optimizes air handling units and makes them safer.

In early 2017, Belimo introduced a new product range of duct sensors for ventilation applications and pipe sensors for water applications. The new product range was presented to the original equipment manufacturer UTEK. The differential pressure switch 01APS especially caught their interest. UTEK develops and produces air handling and heat recovery units for residential and industrial applications and already utilizes various damper actuators from Belimo.

The above-average high growth in the MedTech sector necessitated the construction of an extension annex for clean rooms, assembly, logistics and storage capacity. The new three-storey building was put into operation in Autumn 2019 following a two-year construction period. Clean-room capacity was tripled in the ground floor to a total of 1800 square meters. The basement floor is being used for new storage areas and the second floor for production and assembly. An in-house staff restaurant designed to serve around 200 employees was then opened on the top floor in 2020.
